Don't think that your lease saying they need to clean it means anything to a savage..........It doesn't.

When we lived further away I hired more things out (cleaning, yard care, small repairs)I have a great prop manager lined up for when I'm ready to fire myself from managing. 

Force them to install/maintain skirting, paint and repair the exterior of the homes and clean up their lots.
