Maybe if you have one or two sub2 deals that's not a big deal, but for some of these guys whose whole business revolves around sub2, I think it is foolish to assume that since nothing has gotten called in the last 5 years (when interest rates have been at historic lows), then it will never happen.

he also mentioned that i should definitely apply for a business loc before going for a personal loc because if i do it the other way, i could hurt my chances in the future.i did some reasearch before speaking to him and from my research, i should really be looking for a revolving personal line of credit with simple interest.i have excellent credit and not worried about getting high rates. my question is am i trying to bite off more than i can chew by going for a business loc?

To sum it up, it's really an enhanced form of arbitrage where you use a line of revolving credit to pay down big chunks of your amortized home loan.
