Consider holding 1-2 units slightly below market ie. $50-$100 a month.

For $10/mo I think that is a pretty good deal and convenient for people (especially during NFL season), no matter the size and level of luxury of your unit.

Do improvements while living there.You can technically do this every 12 months, or as soon as you can save up your next down payment.You can also buy 2-4 unit properties and use FHA to put only 3.5% down.

We won't be renting this unit out and it will likely be a condotel since we're looking for something that includes a parking garage.
