You would have to roll your HSA into a self directed account through a TPA (third party administrator) and then invest it in the choices of your liking, including RE.

I like the slogan "Live where you want, Invest where it's best" if you really are in a down market, there still are plenty of opportunities in emerging markets and markets that still are doing well.( I am not going to tell you my choices for obvious reasons)When you look at wholesaling in the big picture, it's simple matching up a "hungry buyer" with a "motivated seller".
