Often, the problem with reluctance to execute relates to issues over abundance and perfectionism.

When you charge the absurd amounts that they charge, knowing 97% will fail, not making that abundantly clear, encouraging people to take out loans to buy their program, it is just amoral. 

Each and every one of them made it abundantly clear that they either flat out want cash, or very much prefer to work with clients who have the cash to plunk down.

@Seb Ko - There is an abundance of lenders that would do a cash out refi on a 3-unit rental. 

Especially in the abundance of population, employment and price-to-rent data, how do you zoom in on the location(s) (other than through family or friends) that are the right combination of appreciation and cash flow?

If your goal is an income stream (passive to semi passive), then you have two choices, landlord - buy and hold or invest in notes or make loans.HELOCS are less abundant these days and you may be better served getting a cash out refi on the house with a 30 year fixed rate around 4%.

JIm although wholesaling is done on the west coast or in our markets its NOT nearly as prevelant as back east in the mid west and rust belt were you have an over abundance of homes and homes are basically bought sold and traded like auto's... same price points. the wholesalers I know in the PDX market buy at court house steps then resell.. so they own their inventory.. it happens here but its just not a high volume business for the most part@Chris Martin  I closed on in Charleston in June and it was so funny.. the poor wholesaler was so twisted up... we were going to buy but he did not realize they owed more than it was worth.. so they do all this work .. without the benefit of checking title... they thought they were going to make 90k on it and I ended up giving them 6k and they were lucky they got anything... pretty comical really.

Especially think comments like sharing first and "this is what I do" - very much an abundance mentality.Good idea about door hangars … I have door hangars aimed at Auc and PF, but have yet to find the time to accomplish this task so the metric of how well works is ... as expected not so good.I have done all the marketing about 2X/month since 10/2015.

Also, my time is already strectched thin with the abundance of work in our area just in our niche and focusing on expanding our reach from about 100miles to a few hundred miles of radius from our headquarters.
