I liken it to hurricane Katrina and New Orleans, a lot of people tried to leave but cars that ran out of gas and numerous auto accidents blocked the freeways.

The house next door is typically your redneck trash house with unkept yard ,with trash and broke down cars and lawn mowers in yard .

For most of my properties I have utilities automatically switched back into my name when tenants move out. 

Also most standard mls contracts contain an automatic or "check the box" addendum for 1031 exchanges. 

Do they send automatic reminders for rental payment?

The bottom unit is 2 Bed/1 Bath & again waay low at $900. 2-car garage rented out for $200 total.

So you say "no" to MLS and then automatically jump to mailing lists.That is absolutely not the logical jump to make.

Typically this means that if you're living modestly and have a rental empire, you will be good to go, but if you're living in a McMansion with 3 financed sports cars and have a rental empire - not so much. 

I wouldn't automatically assume they're shady though just because they don't want to disclose it.  

Houses are like cars... it's possible to get a good deal from a listed (MLS/Dealer) it just takes more work.
