As I've matured and watched my business evolve to the market, his points make more and more sense.I hate to throw shade but Bigger Pockets is an offender of this too, telling people they should pay for the PRO membership as OP has is questionable, sure its cheaper than a $30k fortune builders mentorship but its just as unnecessary

It's tough to give suggestions based on only 2 photos, PLUS what works well in Sedona, may not work well in your area.That being said- if it was here, I'd recommend: 1) Hard wood flooring, nice tile, or nice LVP2) Remove the desk3) Change the fireplace to a 2-sided glass fire place, or remove it4) Where the best views are, put in large glass panels5) Remove unnecessary walls and partial walls, to open up the floor plan6) Remove built in storage along walls and go with a generally more modern style What a cool property...

They are renting it "as is" and will be happy with it.We also have a clause that says they will be charged for unnecessary maintenance calls and they are responsible for their own pest control.Finally, I have enough experience to know that these people rarely settle down unless you put them in their place.
