Jason, I would say yes and ask him to find you another renter, yes bad things do happen to good people, The odds of him trashing the place are very slim, However, once reality sets in and anger arises, maybe maybe not, let him know that if he trashes the place that you will take him to court, and ruin his chances of having a good referral for another place, and ruin his credit, 50/50.

lol this is posted every year about a housing crash. truth is, nobody knows. history shows the recent one was the worst in almost a century so the chances of something of that magnitiude again are very slim.
