I evaluated the worthiness of an opportunity in the following way (simplified for Blog purposes):-- Cap Rate > 7.75%-- First Year Cash on Cash Return > 12% (Expenses include closing costs, funding costs at 20% down, inspection, appraisal, legal costs, property management, maintenance, etc)-- DCR > 1.6-- Positive Cash Flow-- All with expenses estimated at 50%What's Next?

To clarify and simplify. the wholesaler never buys or owns the property , they only transfer or assign they contractual agreement to buy the property to yet another party usually another investor or cash buyer.

Also, I've seen some rehabbers and buy & hold individuals who say they use the same paint colors, flooring, etc, in all of their flips and buy & holds, as it helps them with ensuring things match and it keeps the process more simplified for them.Good luck and kudos to you for such a large portfolio.
