So it can be refinished once or maybe twice.

My father and I install and sand and refinish real hardwood flooring.

Strengthen and refinish parking structure walls & roof.

On my flips I almost exclusively rip out carpet if it's there, and refinish the hardwood floors.  

The last building is also "new construction" and I am in the midst of completing makeover type renovations there- fully repaint, refinish HW floors, replace bath vanities, window treatments, etc., etc., Basically lots of little PITA things.  

by the time you get all the texture off and refinish and repaint the ceiling you are not saving anything. 

I renovate to create a bullet proof, durable dwelling and always include a few basic frills (tiled tub surround...refinished hardwood floors...mini blinds on the first floor)I always remove obsolete items like gravity furnaces (love used 80% efficient units and used gas water heaters...I'd drive a hundred miles to pickup a truckload at the right price) and definitely remove cast iron tubs with those silly ring shower curtains for new tubs with a shower head. 

It costs a little more upfront, but once installed, you can sand and refinish multiple times, rather than replace.

We would like to completely renovate the kitchen, paint and clean up the bedrooms, refinish all the floors and add a shower stall to one of the bathrooms.
