Most lenders will want a $75k or even $100k+ minimum, which you need to draw that portion and keep it for a few months before you can pay it back. its also much more challenging to get one on an investment property than it would be your primary residence if that is an option.

This standard can vary depending on factors such as location and unit size.

They also have the cocktail style arcade cabinets, some are pub table sized, where you can put drinks on them etc..In addition, an Infinity Game Table is something a lot of people are not aware of but makes a big hit.  

The size of the house is pretty typical of a lot of county guidelines. 200 extra SQFT is not that big a deal IMHO.The property is a zoned SFR1 or whatever the New York state zoning codes are.
