I refer to ARV from 150K and above.Cheers.Jeff Pretty much all of the A-Class neighborhoods as listed in The Ultimate Guide to Grading Cleveland Neighborhoods is going to have an abundance of homes with ARV's above $150k.

You'll see the fire-risk electrical panels, slab foundations issues, ungrounded electrical, aluminum wires, exhaust venting into attic, badly graded lots, etc. and it will eventually not scare you as much.

Just know if you are using a speciality paint store, not Lowes or HD, talk with them about the contractor quality paints and check out the deals on their property management grade of material(especially if you are on a tight budget or expect to repaint frequently).
