Since the savings far outweigh the cost of that one dinner per month (and you can skip one dinner out per month and the strategy is free), it's actually a fantastic investment.

If you are doing 4 or less, then the cons I think outweigh the pros.

I find that the benefits of being able to turn over the unit in good shape and not have to pay for repairs outweigh the downside of potentially losing a little rent.

The potential that you have from this apartment complex and what you are doing will far outweigh what you can do with single family houses right now.Keep your focus on the apartment and make it hum. 

The cost to evict (both money and my time) outweighs the possible risk she reneges on our new agreement in my opinion.

It rate that the pros outweigh the cons, especially when it's a newbie investing.

I've budgeted for repairs and have maintenance agreements.Other than a CURRENT eviction, one prospective tenant appears to be rock solid so I'm wondering if people think the pluses outweigh the eviction.Everything isn't verified yet but here's what I can see so far:Same residence and landlord since 2000Income is 120% of my requirement2 FICOs (married) in 700sTenant lost eviction mediation - court filings show tenant stayed through hurricane repairs and frequently did own minor repairs but withheld rent because range was broken for 4 months.

But I just don't see how risks created by leveraging outweigh stability of paying cash.
