As an asset, it will keep going up, but with your rate versus the current rates, refinancing isn't an option so you could only use a HELOC.Based only on what I read, I would hold onto it because it's a good asset in a high-appreciation market.

Kurt,There are much better options you just need to look at a few other programs.

If you have more of your VA availability left you may have options outside of a primary residence to use the loan as a benefit of your service to our country.

If you have a small and/or basic unit I think it could be looked at as optional. 

Overall I'd be transparent with the plan and give them a few options.

Again though, as a CPA I let the attorneys work with clients and determine what is best as the DIY options might leave you with a void that renders the LLC (or any entity for that matter) set up ineffective and useless.

Before focusing on out-of-state options, you may want to survey your backyard a bit.
