This last one I contracted with was pretty good for a couple years, but lately (as in the past 6 months) I'm just getting the same poor service as I did with the first two I hired–no return phone calls (often), no return emails (also often), failure to notify me of larger expenses, getting invoices that are two or three months late, etc.

I thought that a folder left on the kitchen counter containing comps, contract, list of improvements, and copies of all receipts and invoices would be sufficient.Plus, the comps are all there to support contract price, they are not difficult to find and are within 6 months and 1 mile out or less.

You can go online to get a free template of an itemized invoice that you can fill out and email over when / if deductions are taken from the security deposit due to damages.

You want to file eviction for them doing pest control, rather rash.I'd ask them to give you the contact for whom they used for service, call the company and get a copy of the invoice and hold and retain it and take the cost off their security deposit when then move out, if you think it was their responsibility.
