You have such a long horizon that you can grow your investments tremendously and weather the dips and storms along the way.If you owned 20-30 properties free and clear you would be generating a ton of cashflow 20-30 years out.

If the bedroom cannot comfortably fit a full size bed, you're going to have trouble renting it and/or going to have to lower your rent to compete with the other units around you.One last point, if this is the best you can afford in your own backyard, broaden your horizon and look outside of it.

But by broadening their horizons and seeking accountants in *potentially* a different time zone, clients expose themselves to a much wider pool of accountants and will likely have better success at finding someone that can meet their particular needs.I used to say that you don't necessarily need an accountant who invests, just one who's practice is primarily made up of real estate investors.
