Thinking through my exit strategy for the properties, I'm not sure what the pros or cons are to having the property taxes adjusted in the short term and how it would affect the evaluation when I go to sell in 1-2 years.My thought is to turn around in a year and sell two of the properties back to the current tenants who've expressed interest in buying them, and hold on two the other two and bundle them back up and sell after two years.

I don't disagree with the sentiment expressed just the timing, predictable effects and outcomes. i just think there will be a lot of changes that make us look back and wonder how we didn't see it coming and how we ever lived differently (like the smartphone today for instance) but it won't be that predictable and the effect will certainly be big over time but not immediate and not as drastic as was implied.

Our standard processing time is 2-3 business days so I believe that is quicker than their standard option but similar to their express option, which they charge a fee for.The automatic late fee is a very popular option along with the automatic partial payment block for our customers, especially if they have served a 3-day notice or are in an eviction proceeding.
