The county does say 1800 something but I'm not sure why - there is no way on earth their house is the same size as mine.  

If anything goes whack and you lose your job or tenants destroy the property or there is an EMP which destroys the earth and your property (joke), your friendship will be destroyed if you do not have the $$$ in 5 years to pay him back and you do not have the loan documented.   

Count on posting a new add or reposting your existing add 1 to 2 times a day for it to not fall off the face of the earth.

I checked the house and neighborhood on Google Earth. 

Basically look for cash flow and growth in equity... compare that to the risk on your cost side to make sure you're covered.Where on earth did you find a bank that would fund that way... and up to 85%??  

I haven't visited the areas I've been looking at personally but a Google earth tour reveals a lot of boarded up and run down properties.  

There were some good bits in there but nothing too earth shattering.

@Chris Masons kind of relieved to hear that because there was no way on God's green earth I would be able to find something even near 2% here either. 1% is doable though it will take some patience.
