Since you're going to do a complete rehab I would definitely be pro-active & include a fire sprinkler system to be compliant with pending & existing legislation (I believe its NJAC 5:70-3).Good luck on the rehab.

@Matthew Forrest still a long way to go :) Yes I think none of the stairs above will be worth it in the long run as they are not code compliant, I hate to scrap this idea, I will ask the building dept if there is any other way..
