First response would be to fire but might need to step back look at whats going on in a calm and cool fashion. 3K does seems a bit excessive, with a ghost contractor, need to dissect more.I've learned you need to babysit your PM's and contractors, its just part of the business.

Mental exercise (learnIng to calm the mImd) is just as, if not more important for success in my books!

I am in the same boat but the water i am on is  nice and calm.

Our area has always been a high demand area as we have lakes, rivers, water falls, mountains, trails, fishing, boating, and ALL types of sports and recreation.

State the facts calmly and with as few adjectives as possible.
