Sure, we have some $2000+ up rentals, but those are high-end Class A and do not apply to this discussion as far as a general rule.If a tenant makes less than $1,500 / month and pay $500 or more for rent, they only have $999 or less to live on: groceries, utilities, gasoline, car repair, credit cards, medical care, "fun" (they always have money for fun, it seems), Christmas gifts, birthday gifts, clothing, unlimited cell phone data plan, 300 channels of Cable TV and all the rent-a-center payments. 

Fortunately found it the next day and all the clothing she left on the floor absorbed it.

One of the ways the building department inspectors would catch, cite and close down these illegal apartments was, as they were walking down a block of say, 2-family houses, if they saw 3 or 4 mailboxes or doorbells, they would take note and do an inspection.If the third apartment had a stove/bath/bed/clothing... busted. 

If you add up all the beer, food, specialty clothing and tools that gets left behind; it more than offsets the cost of things that went missing. 

I guess I see my tenants as my kids.One of the properties I bought came with a 1 year home warranty, and on two occasions the tenants had to 9 days without hot water, and another time a week without a clothes dryer while repairs got approved.

I found an as-is property that looks to be about 30% undervalued, but it has clothes, furniture and other belongings left behind as well as a kitchen (gross floor, no cabinet doors) and bathroom that needs major work.

No clothing.

No significant food, medicines or clothing.

So they go to friends/family members' homes to wash clothes.
