Unfortunately, markets like TX, AZ, NV, GA, NC, and CA with non judicial and faster foreclosures states have higher pricing on the assets due to this, UNLESS you are buying in bulk or mini-bulk.IF the property was clean, and needed no repair, we have gone up to 65% of FMV when buying the notes in TX, but not when they are in rural communities outside of the bigger markets of DFW, Houston, Austin, or San Antonio.With me being in Austin, my note business consists of 99% of my assets being from outside of my home state due to better pricing and higher ROI's.

There are actually 2 units, a studio that will be setup like a hotel room (no kitchen, just mini fridge, microwave and coffee maker) and a 1 bedroom with full kitchen.

The house comes with over 4 acres of land and could be used for mini storage or something like that (get creative).

In fairness, I just re-engaged working in the Indy market because my area is very tight for high prices & inventory so changing strategies and distance is a mini set-back.But I know once I learn my market investing will be great for me and I am going to keep working at it.  

In addition to the 50 or so RV sites, I'd have room on the 4 acres for 10,000 sq ft or so of mini storage, hence the 15-20K /mo figure.Aaron, Yes, sounds like my plan is very similar to your buddy in LA.
