@Ryan Saulle I’m not too familiar with the east coast of FL but for west coast I would definitely swap out Tampa for Clearwater.

You can always swap tenants and go to a longer lease if you move into a new property.

Our cleaner lives down the road so she can go by and swap tanks if a renter runs low, but when a tank hits 1/2 full, I pull it and put on a fresh tank then go get it filled.

I think the future of STR is going to be more the model of "house-swapping", i.e. when someone is not going to be using their own house, they rent it out.

For me, my system works because I already had a lot of new keyed locks, and I just swap them between properties as people move away with spares, and the one that was on the door becomes a spare.

She wants to either move the toilet from one side of the bathroom to the other, OR swap out the vanity for a pedestal sink.

They swap them out and take them off-site (home, presumably) to clean.

The seller then swaps cash of their own with the note in the exchange account.
