Maybe just a few simple swap outs could help?

That will keep your rod up there and stable and (possibly) save you service calls and disappointed renters when it pulls out of the plaster.Another option might be glass for the walk in shower, and renter provided curtain for the bath tub shower.If it were mine I'd swap out the little round front toilets for elongated ones (why limit your potential renters to those who fit the small size).Other than that, it looks beautiful!

However, I use a local used appliance store and can have another appliance swapped in for the broken one within 1-3 days for $300.

Swapping out the trustee is the only doc you might consider recording just to protect yourself if you have a falling out with your acting trustee.

If you ever stop rolling over to new dsts and paying that 10-18% in fees, then you’ll owe all those taxes anyway…It reminds me of the large local swap meets, gun shows, craft shows, etc etc etc….

I heard it suggested that they could swap keys with each other and sign a mutual waiver of liability, but presumably not everyone would go for this kind of thing.
