On one occasion I even made it property specific with someone I met at an open house.

This being said, I am strict when it comes to all of this so it's a rare occasion.

I’ve definitely been told on many occasions that certain property locations were not desirable investment locations from those agents.

Their suggested pricing has been about where I would put it and I have been pleasantly surprised that, on a few occasions, they priced higher and got the rentals.They don't provide local information, that is up to the owner to put in the listing.

I don’t leave anything unless it’s noted to be a special occasion and then maybe a birthday balloon or such.  

On one occasion I had an outstanding bill from the grass being cut by the city. 

We completed all the repairs, scheduled an inspection before the deadline, and they re-scheduled multiple times (last minute when they even bothered to call) and no call/ no-showed on at least one occasion.

There has been the occasion where I wasn't 100% who's deposit was who's but I figure it out.
