We can handle all the loan mod deals but have a ton of short sale and bankruptcy leads that we aren't set up to handle.These leads are people that have no choice but to sell or file bk and are almost always ready now.

And I'm sorry but a 36 year old woman with 7 kids and no husband does not have good decision making and life choice skills!

EVERY choice you make when rehabbing WILL affect your bottom line...for years to come!

Once you get a handle on the numbers, the better choice will be obvious.

*Note that not all lenders have this, but MANY do.As far as assigning this property, that may be hard to, but it may be your best choice.

I responded to them in writing that they had three choices, one, continue wiht the process, two, pay me a settlement, or three get sued by me.

Any advice you can give me about updating, color choices or keeping/selling it would be really great.
