I’m under contract on a property now and my inspector told me a white substance I had in one area was mold but the specialist I had in today told me mine was actually a mushroom and the only way to get rid of it was lime.

My gut is about 18 months, but that is just a wild guess.

Too bad, I really enjoy the weather here, well, at least when the wild fire isn't coming, and many other things.

Our California market here is pretty wild and I would like to stay away from it for now.

After 5 months in the property, tenant stops paying rent with the most wild excuses (want to keep them private). 30 day notice was served and I did a quick Google search on my tenant to find out theres two Ch 7 bankruptcies (2019 and 2011).

Other location factors (wind storm for coastal or tornado areas, wild fire risk, etc.)The only way to estimate the cost would be to use a similar property's rate in the same town. 

Baby Boomers are also staying put in their homes and living longer for a variety of factors.Rising interest rates, inflation, world events, economic instability, all are wild cards for the road ahead. 

People rent it for the centralized location, and also for the 'Wild West Experience' as they tell us...So maybe there is no perfect location, any place that has some allure (or maybe none at all) will do just fine...

Your going to find complexity is the killer of dreams, far too often people grossly waste time and energy making things wildly complex when simplicity best empowers ACTION, and action get's results, not complexity.
