We don't have enough information with what you provided about your income and whatnot to assess much more (keeping things afloat if tenants leave, something breaks, etc.).

Most of the “cost overruns” are due to: a clear lack of scope of what is and what Not is included, incomplete or bad plans, lack of detail as to finishes, quality of materials, etc.

After 2 years at their respective companies or the "job shop" which they contract with........they buy homes...Most lenders need 2 years of self employment history along with tax returns showing income and what not.

Hi @Sam Hanaa, I personally love SE MI, but you’re right taxes tend to be high due to historically low housing prices...the city/state still needs their money for past corrrupt officials and whatnot.

The at risk amount here would never bankrupt anyone (god I would surely hope not) so the findings of Round Two in this case doesn't matter much, other than all those reading the Tenant Forum have be cautioned on what NOT to do.Here in Calif, filing for an Entity is an annual $800 fee, so not filing would cover the 'lost' from this case in two or three years (actual deposit in question never stated) - - some $15,200 in my 19yrs of no law suites.IMO, advocating an LLC as protection in this case is laughable.
