It sounds like when a load if off balance, but when I open the machine, the load seems evenly distributed".The washer is our responsibility per the lease agreement.My questions are:1) Is this a problem that warrants immediate fixing/replacing of the washer or, given it still works, can I ask the tenant to live with it for now and if it continues or gets worse, we will replace/fix it.2) If we do need to replace the washer, can I replace it with a used washer or should it be new?

I have certainly thought and considered the OCS/Warrant Route and may go that route on the NG side.Yes my cons may seem minimal and they in fact are but for some reason they get to me every single time.

@Misty QuaintanceHave an inspector walk the house with you and they can point out anything that might warrant foundation issues beyond some settling.

But you, as an investor, will soon realize that  if you miss a payment that they will come with a legal warrant to take your investment, bugger up your credit, go after your assets and force you in foreclosure.Please don't take this post as an attack on lenders, only as a heads-up about the reality of this business - I love this business - at 76 years old - there is nothing more I want to do (well I am also an artist)  - This business becomes more fun and profitable as you experience grows, as your portfolio gets bigger and your cash flow really begins to FLOW ---Thanks again for reading my thoughts ------ enjoy this business --- and take advice only from those who can prove to you that they really made it in this business - not from those who want to take some of your money for useless programs.Cheers ---- Charlie

The condo I am looking to refinance is non-warrantable and my credit score is about 650.

Three times in three years warrants action. 

After that many years they may want to rip it off and put on new exterior if the area warrants it.

I understand that is a much more involved process that warrants payment.

Thinking that 500k plus a year warrants losing 20k per year.

They avoid attention, plan their weekend, schedule vacation, their second job, their next position — some do this in the same position for more than a decade.They do nothing that warrants punishment and nothing of external value.
