On a side note, I think once you look at the actual results of our local tax certificate sales, you’ll look for a different investment vehicle. 90% or so of the certificates went for a rate of 0.25%.

When they do, all the back taxes will be due (and possibly interest with penalties).Even if you go ahead and do it (I would not), I would plan on the higher property taxes eventually when doing my underwriting.

You may want to get a renovation loan (something like hard money) to get the property renovated and then refinancing that into a longer term vehicle 6 months down the line.
