I was sending out mailers and knocking on doors when I had no clue what to say or do - I look back and shake my head and laugh.While every deal wasn't profitiable and I lost money along the way - that was really my learning experience - that was really my seminar - the school of "fake it till you make it" & "flying by the seat of your pants".Since - I have read a lot - gone to seminars and still do to this day - I pick up a lot more now because I have a wealth of experience behind me.

dont even get me started on this topic.... first house 3 yrs ago i had no problem pulling permits as a non homeowner. the next one, i had to switch the "homestead" status at the assessor's office, walk over to the building department and pull permits. but that raised my taxes by over $800 on my house since i could not switch back that year. so it was not worth the effort.they are still requiring permits and i talked to a few inspectors and asked them why... they said "because lots of investors are doing shady work and the quality is bad/endangers the tenants.at that point i said, "but that does not make sense. that's why i am PULLING a permit, so you can come and inspect MY work and protect the tenants". he blinked 20 times before answering and said "Yeah, that makes sense and you are right, but there's nothing i can do". he also said that those rules are set at the state level, not the city level. not sure how inaccurate that statement is.so now i have to pay contractors just to pull permits and i still do the work. the whole thing just makes me shake my head in disbelief...

@Mindy JensenEver since the Louvre, and the subsequent popularization by François Mansart, a well executed Mansard roof is very pleasing to the eye ... though perhaps not to the pocketbook [They are a lot more work to shingle, shake, or leave].Given the inventory of Second Empire buildings in our region - not to mention Italianate and Gothic Revival adaptations - the mansard roof is alive and well.The same cannot be said of many later adaptations / incorporations of Mansard roofs (mid-20th century, 1960s/70s postmodern) ... many - or most - of which should have been forgotten (McDonalds comes to mind).

As a resident of a Detroit Suburb (Plymouth), I just shake my head and wonder why people wouldn't just get the actual facts instead of just repeating what they hear (select hearing).

This post is what we can all learn from their visit...maybe a couple of take aways.They’ve bought 12 houses here in town and while it’s been a great long-distance relationship, we always enjoy meeting people face to face, shaking hands, and visiting rental houses together.
