Not to mention the cost of getting a new tenant (especially if you have a property management company that charges 80% of one months rent to refill).2) high maintenance costs - if the tenants assume that they will not get their deposit back, they would be more likely to trash the units, causing more maintenance costs (repainting, fixing damage, etc).3) lost rent - if the tenants know they will not get their deposit back (perhaps they trashed the place) they might stay in the unit for a month before they move, while you send them reminders that they didn't pay their rent.I assume that you would have to factor in all of these extra expenses when you consider if the property is actually producing good cash flow.Thanks,Brandon

That's a mistake i've accepted...doesn't mean you can't learn from mistakes...im not in this to turn a profit like most people here...im in this to have a primary residence i love...at a reasonable price and pay off this house so i can live completely rent free :)  The unit is in great condition...just repainted the whole kitchen due to a fire caused by current tenants...I am replacing the whole roof...it is in rentable condition.

The stuff on the paint right above the shower needs to be treated and repainted with a mold blocking primer, then paint.

I also charged them for repainting the whole place as there wasn't a single wall that didn't have dirt, smudges or multiple holes that needed patching.

That’s 1800 bucks more in rent with the college kids, but if u need to replace the carpets or repaint the house when they move out, that could be more than 1800 bucks.
