I think my future DM campaigns will have the website in the letter rather than relying on a VM, just bc it is a lengthy VM.  

Strangely enough this is a result of the IRS willingness to attack some exchanges (typically on raw land developments and cases of significant lengthy renovations) where the hold time was much more than a year by claiming that the intent all along was really to resell.

Probate is simply the legal process of changing title from a deceased person's name to that of another (or multiple).2)  The Probate process in Massachusetts (and most other states) is often quite lengthy.
