I'll admit I do build in a lot of cushion (something I learned from my first flip deal) so I account for every possible expense.

and I would love to get into it as a new agent in San Diego to be able to learn the market and connect with agents and investors to build good relationships, but I don't want to come off like I'm trying to get over on people or just trying to be the middleman.

If you learn from someone farther along than you, pay it forward by helping someone behind you.

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.

How many folks with complicated entity structures sign contracts containing broad obligations to indemnify and hold harmless don’t even read the language because “it is standard”.
