I use Favor cleaner by Johnson & Johnson for the floor in the apartment I am renting, cant tell if its vinyl or laminate but they have it in the bathroom and kitchen and I know its definately not wood and I dont think its floating either but the cleaner does a good job.

It depends on if you expect there to be appreciation in the property, if there is significant equity but below market rents, if you are a high wage earner that could use a tax deduction or can float the negative cash flow.

Since they have to find a replacement property within 45 days from the closing of the sale you could be a hero to them (and maybe get some negotiation concession) if you agreed to a floating or delayed closing date contingent on them finding their suitable replacement.

The tenants are ok with everything as is but I am concerned with the wonky floors in a couple of places (newer floating floor actually has cracks in it at a high point in floor) and the roof isn’t exactly straight but has new shingles so may be ok.
