Hey, does it make sense to partner with a US person in order to get access to better and cheaper lending products in the US from what I seen the interest rates currently 8-12% and 3-5% loan fee is crazy and a huge disadvantage for Canadians.

Advantages that come to mind are....1) Securing funding for a primary residence is usually MUCH easier than for investments2) You can move as slowly as you need to with the renovations. 3) Profits are amplified by living in the project because you're saving all the money you would have to pay for other housing.The one disadvantage that my wife would want me to point out is that you have to live with a house that's in constant change (mess).

@Austin Fogt, yeah the biggest disadvantage I see as a buyer is the ability to refinance into a long term mortgage until the ful payment is made to seller and you have possesion of the deed.

You missed the most important disadvantages, which trumps all of the advantages:1 - Paying cash means you paid full price for the property2 - Paying all cash means you have more cost/cash to recover from cash flow before you break even and show a profit.3 - Paying all cash maximizes your risk
