We have an LLC, but were told we can't get a conventional loan in the LLC's name.So, we bought a property with cash in the LLC's name (bad idea in retrospect because we can't cash out refi it and it hurt our scalability).Now, when we buy a property - it's bought with a conventional loan in one of our name's and the other parties involved transfer money into the LLC account (then into the buyer's account).

That being said...Is it enough to simply transfer the funds from the security deposit account to our operating account as paid rent for the next 2 months or is it necessary that I refund the money to them with a receipt, have them sign the addendum, and pay their rent themselves as usual?

I would rescue a deal the day before the sale.. file my deed transfer title day before the sale.. then have my courier either have the cashiers check devilered that night or in the morning before the sale at 11am.. we were on first name basis with most of the trustee's its a little different out here no sherrifs involved most of the time.but some pretty down daubers when I was at the sale the next day and this group was looking to buy the house I just bought the day before LOL.. but hey like I said its a big boys game..

. :)  he had a company called California Wrap even.. and it was those transactions and many other Ca investors like my dad that then created the All inclusive Deed of trust.. to facilitate sub too in a much safer manner.. its a great document folks should google it.. its what we use to transfer title in CA on a wrap or sub too.
