Time would be better spent learning how to work with seller financing within the DFA as we have done and create some really good compliant notes that are salable to mom and pop Ira's for interest income that they can use to retire off of.

If the GC gives you a hard bid and a hard completion date and promises a code compliant turn key product he is taking the gamble and most likely has some extra $$$ just in case.

There are several custodians you can work with and there are several types of fees( I've been quoted anywhere from $1,500-$4,995) to go along with them and reoccurring costs to keep to keep these funds compliant.

That said, if the loan is made right and compliant then there are investors out there  for it but you may have to go where the investors have a decent understanding of the collateral.
