So I don't think the owner will do a thing, and I'd recommend putting DNA in front of their number on your cellphone(stands for "Do Not Answer" - let it go to voicemail in case you need it in court) and filtering their emails to a folder entitled "Saved emails for future legal tomfoolery." 

If you think that people want to do business with some character with a pencil, a pad of paper and a cell phone, I can assure you that people "smell" money (or the lack of it) and listening to a podcast or watching a webinar does not equip you to be a wholesaler, let alone an investor.My vote is to, at minimum, use a quality service like Freedomvoice or similar and work on your written script in advance of recording.

One of our rental houses was vacant and someone started using the address for establishing a cell phone account.  

So when they call I collect cell phone numbers, email addresses, what type of houses they like and what price range so I have all the right info when I come across a deal.

Anyone who expects top dollar for their house and uses their cell phone for the pics, are really limiting themselves.  

I have had tenants at the poverty level that have cable, Xbox, cell phones, brand name clothes and eat out dinner five days a week.

If he is based in CA and he found a property in NY that we partners on, I don't know if he spent money on airplane fare to find the deal or if he stayed in a hotel to check the property out, or how much is his cellphone bill or how much is his internet bill.I have my own overhead like office space, internet, gas for my car and my Virtual Assistant in India.

But as previous business owner, I know filing for taxes can be flexible to a certain limit, such as meals, cell phones, car payments under business or personal, etc.  

As for the free cell phones, that's a good idea, not because it means poor people need to have what rich people have but because without a phone you can't get a job.
