She still wont sign.. title company now wants an amended order from the judge which was another legal bill. and the title company wanted 90 days to pass to give the lady a chance to appeal.. that all pass's and we finally close Lady never did sign .. and title company just fed exed her proceeds check to her.. we then had to evict her that took another 6 months in Portland.. and after all of that we demo's the house.. but we had 3 lots underneath it and now there are 3 new constructions there..

Sometimes I feel sorry for someone like an old lady and think I wont charge her the pro rate of the 3 days or deposit, etc...

On the first purchase we made, they took a lot of section 8 tenants to inflate the rents and we ultimately decided some of those tenants were destroying the property so we lowered the rent to attract the right tenants and once we had the bad ones out, we slowly moved the rents back up.

I used my usual hard $$$ lady so I could do a 20 day close (which is how I got the deal, they needed out fast) and I was able to finsh my rehab and get it rented out under my time frame and under budget.
