The initial inspection cost $450 and then we had to pay him another $400 to reinspect it after the contractors finished.

Also, did you use an interior designer on any of this or just work with your team to pick out finishes?

We just finished a flip in September 2018 and know that the selling season is nearly over.

I am now flying home.We just finished redoing the drywall, paint, and flooring across 80% of the house, so this is a major bummer, but I want to look past this and be as ready as possible for the insurance claim. 

We also finished out the above garage apartment that rents separately.

For example - I have an off market property right now in Everett - 3 family, 5 beds, asking for $475k, if you're able to do a renovation loan and BRRR it when you're finished, the house will cash flow all day and you will be able to refinance all of your money back.

None of the jobs are finished.

I Have been reading books over the past 2 years or so on the subject and Have just finished "Finding and Funding Great Deals" which has given me the urge to just start somewhere and soon. 

Want to finish the outside concrete patio as one last large project and be done with improvements.Hindsight:  Should have went with a 3-4 unit place but just glad to get started. 

I honestly don’t know when we will move but it will be in about 2 years if we do, (finishing school)
