@Eric James, @Michael Sandritter @Shane Hirt @Matthew Irish-Jones Thank you for the insightful information It seems that the challenge is the short season and high fixed costs, I am visiting a house this week-end and meeting with a property manager, we'll see but based on your comments reaching my goal of 20-25 weeks rented/yr will probably be difficult.

Robert Kioysaki’s 3 day for $200 was well worth it in ideas and tidbits for me, but if you cruise around this site, there is 1000 times more info and all of the seminars are like drug dealers.

If your tenant is a Drug Dealer, (and if you don't know this one you are really NAIVE), AND THE 'Feds or the Sheriff' makes a Drug bust at your house, there's a very good possibility that the house could be shut-down AS a rental property for a period of time (look it up).

As you go along in this business you will find it's worth some money to build a reputation as a fair dealer,  and that lawsuits costs money and stress and time,  and are worth avoiding.  

What Flippers need to know if you sale more than 5 in one year you will be considered a Dealer.

Anything from your comfort doesn't matter.Later check with that property assurance - Like whether is that a good area/environment to stay, for primary safety & security reasons.Check whether the dealer makes your requirement simple as such!

My client bought a foreclosure, the back story is the previous owner had drug dealer tenants, the cops asked him to get rid of them and he refused, city stuck it to him with violations and he lost the property.
