@Eric James, @Michael Sandritter @Shane Hirt @Matthew Irish-Jones Thank you for the insightful information It seems that the challenge is the short season and high fixed costs, I am visiting a house this week-end and meeting with a property manager, we'll see but based on your comments reaching my goal of 20-25 weeks rented/yr will probably be difficult.

If your tenant is a Drug Dealer, (and if you don't know this one you are really NAIVE), AND THE 'Feds or the Sheriff' makes a Drug bust at your house, there's a very good possibility that the house could be shut-down AS a rental property for a period of time (look it up).
