And yes, we are very thorough with inspections and have no issues with people bringing in their own appraiser if they want a third party opinion, as long as we have time to vet them beforehand.

I tried this with one of my very first tenants - an Amazon employee - and despite every party doing everything "correctly," it just didn't work.

So, that part is correct.  

I feel that offering options allows the other party the feeling that they have more control of the deal.  

I'm always open to any kind of partnerships or JVs that benefit both parties so feel free to reach out if you ever have an eye on a deal and need help tackling it. 

If you have both parties on the lease and the rent is still being paid you do not have grounds for eviction yet At this point it is only hearsay Check you local landlord tenant laws
