You can pick up a lot of nice looking home decor at Big Lots and other discount stores for a few dollars a it will make it feel more like home.I use Postlets to create a nice flyer and then let it syndicate to about 50 other site including Zillow, Trulia, Hotpads, etc.

I haven't done anything w/ STRs or airbnbs because they are very interior-decorating time-intensive in the beginning and then you need to find property managers who can manage airbnbs well.I like having some in-built equity when buying a rental; it could be a small multifamily w/ small repairs.
