BRRRR would be tough in the bay area due to the competition from seasonal flippers and investment companies.

Mostly Southwest uses Love Field, the smaller older airport....so don't go there looking to fly to Sydney.Dallas has to be Real Estate Meetup Central....seems like 3-4 a week depending on your focus.Two I really like are on Thursday nights in Dallas NTAREI and Saturday mornings in Fort Worth DFW Real Estate Investor Club.

We have an offer on our MTR that is $200 below LTR rates in the summer and $400 below in the off season.  

I know most lenders have 6-month seasoning requirements, but there are a few that can do cash outs at 3 months and even fewer that can do it instantly. 

It's likely if you have an old(er) house and had fire, it's better to just sell the land than rebuild.
