Almost uniformly, a lender is not going to take 6 months an annualize it for an STR, and will only do an actual 12-month history for qualification (this is primarily due to the seasonal nature of most markets, so it would be unrealistic to project if it was the "6 month on season" or "off season".

Joshua Feit Their is rarely a dealwhen two wholesalers are involved so just look at the deal. 70 percent belowARV and minus repairs is way too unrealistic from a wholesaler and if it is that low other investors eill bid it up to 80 percent anyways.

All of these factors making closing a deal less and less viable especially if the syndicator has unrealistic expectations in the marketplace.For example if a syndicator says they want a B asset at a 10 cap then really they are not being very realistic.

We found for the cost to build even small homes, you had to jam an unrealistic number of homes on a parcel to make it profitable.
