The $250-$300/month comes from me looking at true expenses then dividing it my it's life span. 

Repeat this a few times over the span of 10 years and now you’ve: 1. never paid full market rent or mortgage resulting in more money to invest. 2.

Not sure if I should save every month for 5-years for the down payment on this forever home or use that money to buy more rentals over the 5-year span (insert opportunity cost debate).

My area it $6 sf to replace. 2000 sf* $6sf= $12000/10 year life span/12 months in a year= $100 per month for 1 item  in a capex budget for brand new.

CAPEX examples: roof $7500 / 25 life span / 12 months = $ 25 per month.

Even the floor joists were just 2x4's on 12' spans....

Are they appropriate in comparison to the long term historical averages (over, say 20+ years, spanning multiple RE cycles, not just last year, for example) for your market?

Example: flooring 3 units @ 1000 sf = 3000 sf. 3000 sf @ $6 sf = $18000 / 8 year life span / 12 months = $ 188 per month for flooring.
