You are still stuck with all of your money in the project and you would have to add money to cover the remainder of the purchase, pre-paids, closing costs (x2), etc.

@Teague AndersonI am not a lender or anything, just a regular person but in my experience yeah it is all a numbers game.In my experience that 20k of rehab costs must be prepaid into the loan to appear on the HUD.

But with a commercial loan, it's more common.If it's a residential 1st mortgage, you could probably do a seller assist, it depends on what prepaids the mortgage company will allow them to assist you, it's usually 6% or less.

TenantCloud says they offer free rent payment, but its only using a debit or credit card and either you or you tenant is going to pay a hefty fee for that.
