I'm looking to tackle some flips in Kansas city, I am not local but can come out as needed.

They also need to report the sale value for the state as well because in many/most places there are state/local taxes on the sale based on the sale price. 

I would just like to get 1 under my belt and ride if for a short time before moving onto the nextLook for a local REIA in your area and in the events forum here on BP.

My Mom's family grew up with two generations of the local family get togethers and knowing all the extended cousins, so did my wife's family.

Our developers have all noted that HUD has gotten much better with this program in the last decade and it more depends on the local housing authority being good or bad.

He is local to the area and can give you some solid guidance.

I have gotten some estimates and that looks like about $30k total if I just use local contractors, If I do some of the work myself and do it as cheap as possible, I might be able to do it for $20k. 

Additionally, it fits into my broader vision for the area, which includes developing adjacent land into 12 patio homes and two duplexes, creating a cohesive and profitable portfolio while enhancing the local community.
