Even open houses on occupied rentals are a bad idea.If you want the highest sales price possible, you will have to list it on the MLS. 

I'm not so worried about "anonymity" because the house is our primary residence, so we're not hiding, but we want to look like we don't have excess assets.  

It's the ultimate "investor" property as it's designed for investors unlike some other condo or house in Carlsbad that you won't be able to visit because it will be on a 1-2 year lease and will only net you equity via appreciation, not cash.
