This was my first deal, so I learned how to change out outlets and other minor electric work, as well as how to structure a deal and corresponding rehab from a mentor.

Unfortunately, its an older building so there were not outlets for plug-in units and a masonry structure so installing ventilation fans was not conducive either.Our solution was mounting "TimeMist" dispensers on each floor. 

There are personal modifications (multiple brick flower plants pushed against stucco exterior/bench seating in kitchen) that were most likely done by the previous owner who lost the home in foreclosure about 10 years ago. 

They are starting construction on new outlets on 1st ave, so added shopping should be a plus.

I have an out parcel available in front of out let mall.

Small home decor items like flower vases are inexpensive and really help fill a space.

My last rehab was an all new LVP floors, all new light switches/outlets/light fixtures, interior prime and paint floor to ceiling, new doors, new built in closet, subfloor replacement, and a rim joint replacement for under $15K.
